OPW District Inspector Dublin 2026: eligibility and application guide

The District Inspector oversees maintenance and small capital works across an OPW district. It is a practical property role with conservation, contracts, health and safety, inspection and public-service delivery tied together.

The essential experience is specific

Candidates need at least three years of relevant building-work experience as a Clerk of Works or General Foreman, or directing conservation works and craftspeople on conservation projects.

The remaining requirements include works reports and records, measurement of progress, reading architects’ drawings, surveying and levelling, traditional building methods, health and safety, construction contracts, tenders, protected-structure responsibilities, Building Regulations and supervision of contractors.

A full Category B driving licence valid in Ireland and access to a car are required. The role also involves site visits and outdoor work, so a high standard of physical fitness is stated.

What the role does day to day

District Inspectors arrange and supervise maintenance and small capital contracts, monitor contractor quality, inspect properties and record building condition. They handle health and safety, procurement, tender competitions and authorised payments within the relevant controls.

The role needs someone who can spot a defect, understand the building and statutory context, specify a proportionate response and make sure the work is completed properly.

Turn practical experience into assessable evidence

Pick a conservation or maintenance job where the correct answer was not simply replacement. Explain the existing fabric, inspection, drawing or survey information, options considered and why the chosen method was appropriate.

Then show contract control: tendering, instructions, records, measurement, quality checks, payment and close-out. Where safety or access complicated the work, name the control you put in place.

The panel also needs customer and relationship evidence. Include how you dealt with occupants, client bodies, craftspeople or contractors when expectations differed.

Is there an online test?

No aptitude format is confirmed. The booklet contains conditional wording about online assessment where candidate volumes or competition arrangements require it. That is not a notice that District Inspector candidates will sit numerical or verbal reasoning.

Conditions and reading map

The post has gross attendance of 41 hours 15 minutes a week. Starting annual leave is 23 days, rising to 27 after service in the grade.
